I analyse those deals with my property investment team and together, with our own tooolset and our combined knowledge of the property market conditions we complete a full and detailed financial analysis.
What I personally look for is good cash flow and a good chance of appreciation because I want money in my pocket every month and when I sell I want a profit too!
The real profit is made at the time you buy! We negotiate hard and never pay the asking price!
When the property meets my cash flow and potential appreciation criteria, we buy and at a discount – we never pay asking price!
This helps increase cash flow and also makes me feel good as there’s nothing better than thinking that you got a better deal than was on the table!
Cash is King and if you have it this gives you fantastic leverage and discounting opportunities. However, if you need financing, the mortgage broker in our team does her thing and gets me the best deal possible! She is exceptionally good!
Don’t get me wrong, if you want to do all this yourself, you can!
All it will take is some work and some time to establish your team and find deals!
But as I have already done all of this and I am offering it to you, why bother…but don’t let me stop you!
